Case Study
276 Dennis Street
"A 95,000 SF building that had sat dark for years — in a market where automotive manufacturing was actively looking for room to grow."
When we acquired 276 Dennis Street in Athens, Tennessee, the building had been vacant for several years. At 95,000 SF, it was a well-positioned industrial asset in a market with real demand — the kind of property that just needed an owner willing to put in the work.
Athens sits in McMinn County along US-11 and Interstate 75 — a corridor with a long history of automotive and light manufacturing activity. The surrounding industrial base was growing, and existing operators in the area were running out of room. The building was a natural fit for overflow capacity.

The Challenge
Years of vacancy in a market ready to move
Extended vacancy takes a toll on any industrial building. By the time we acquired 276 Dennis Street, the property had accumulated years of deferred maintenance — systems that had degraded, a site that needed attention, and a building that required real investment before it could serve a manufacturing tenant.
The opportunity was clear: the automotive manufacturing corridor around Athens was active and expanding, and existing operators needed overflow space. The challenge was executing the work efficiently enough to bring the building to market while that demand was present.
The Work
What we did to bring it back
Building Assessment & Structural Repairs
We completed a thorough assessment of the building's condition and addressed structural deficiencies accumulated during the vacancy period. The goal was a facility that could meet the operational demands of a manufacturing tenant from day one.
Site Cleanup & Lot Restoration
The parking lot and surrounding site had deteriorated significantly. We restored the lot surface, addressed drainage issues, and brought the exterior of the property to a condition appropriate for an active industrial operation.
Mechanical & Infrastructure Systems
Mechanical systems that had sat idle for years required inspection, repair, and in some cases replacement. We brought the building's core infrastructure back to working order to support manufacturing-level occupancy.
Tenant Coordination
We worked directly with the tenant to understand their specific operational requirements as an automotive manufacturing overflow facility — floor load needs, access points, utility capacity — and tailored the improvement scope accordingly.
The Outcome
Overflow capacity delivered to an active manufacturing corridor.
276 Dennis Street is now fully stabilized with a single tenant operating the facility as overflow space for automotive manufacturing activity already established in the Athens area. The building is back in productive use, serving a real operational need in the local industrial market.
The acquisition is a straightforward example of our approach: find a building with good bones in a market with real demand, do the work required to make it functional, and match it with a tenant whose needs it can genuinely serve.
- 95,000 SF returned to productive use
- Multi-year vacancy eliminated
- Structural and site repairs completed
- Mechanical systems restored
- Automotive manufacturing overflow tenant
- Single tenant, fully stabilized
- Long-term portfolio hold
